About The Role: Underwriter

What You’ll Be Doing
Financial Modeling & Valuation
Develop robust spreadsheets and financial models to project cash flow, ROI, cap rates, and potential appreciation.
Assess repair costs, ARVs (After-Repair Values), and rental income possibilities with high accuracy.
Risk Assessment & Due Diligence
Investigate local market conditions, zoning restrictions, and comparable sales data to identify any red flags.
Coordinate with inspectors, title companies, and legal teams to ensure all aspects of the property are fully vetted.
Deal Structuring
Collaborate with Acquisition Specialists and Directors to recommend offer prices or creative finance terms that align with both seller equity and buyer profitability.
Provide clear rationale for adjustments to price or terms based on your findings.
Data-Driven Decision Making
Present concise, data-backed reports on property viability, highlighting key metrics like break-even points, DSCR (Debt Service Coverage Ratio), and potential risks.
Update and refine underwriting criteria as market conditions shift.
Cross-Team Collaboration
Work closely with Disposition teams to ensure property packages include accurate, compelling financial information for buyers.
Relay feedback from deals back to the Integrator/COO to refine overall investment strategy.
Process Improvement
Continuously optimize underwriting processes, adopting new tools and best practices to increase speed and precision.
Help establish SOPs (Standard Operating Procedures) for deal evaluation, ensuring consistency across the organization.
Reporting & Accountability
Maintain detailed records of property analyses, including final purchase decisions and transaction outcomes.
Communicate results and recommendations to leadership, ensuring full transparency in how each deal is weighed.
What Makes You a Fit
Analytical Expertise: 2+ years in underwriting, financial analysis, or a related role, with a proven record of accurately evaluating real estate deals.
Technical Proficiency: Advanced knowledge of Excel/Google Sheets, financial modeling tools, and real estate valuation software.
Market Awareness: Deep understanding of local real estate trends, zoning, and market comparables, enabling informed risk assessments.
Attention to Detail: You spot red flags and hidden opportunities that others miss, ensuring no crucial detail slips through the cracks.
