About The Role: Disposition Specialist

As our Disposition Specialist, you’ll connect the right buyers to the right investment opportunities—be it wholesale deals, fix-and-flips, or creative finance structures. You’ll handle property marketing, coordinate closing details, and keep transactions running smoothly. What You’ll Be Doing

  1. Buyer Outreach & Networking

    • Maintain and expand a diverse buyer list—investors, landlords, and retail buyers.

    • Proactively communicate new deals to potential buyers through email campaigns, calls, and online marketing.

  2. Property Marketing & Presentation

    • Craft compelling listings that highlight key property features, ROI potential, and exit strategies.

    • Leverage CRMs, social media, and real estate platforms to showcase deals and generate buyer interest.

  3. Transaction Coordination

    • Oversee key steps from initial offer to closing, ensuring timely contract execution, title work, and document collection.

    • Collaborate with title companies, inspectors, and lenders to resolve any hurdles before closing day.

  4. Deal Structuring & Negotiation

    • Work closely with buyers to finalize sale terms, whether it’s a straightforward cash offer or a creative finance arrangement.

    • Balance buyer profitability with seller equity to maintain our ethical promise of mutual benefit.

  5. Status Updates & Reporting

    • Keep detailed records of each deal’s progress, buyer feedback, and closing timelines.

    • Provide regular updates to the Disposition Director, Integrator, and broader team, ensuring everyone stays aligned.

  6. Problem-Solving & Relationship Management

    • Address buyer queries or concerns swiftly—anything from rehab estimates to contract clarifications.

    • Build long-term trust, turning first-time buyers into recurring clients.

What Makes You a Fit

  • Disposition/Real Estate Know-How: Experience marketing and selling properties, with a proven track record of finalizing deals.

  • Great Communicator: You excel at explaining property details, handling buyer objections, and guiding clients toward confident decisions.

  • Sales & Negotiation Skills: Comfortable discussing terms, price points, and contingencies in a way that leaves both parties satisfied.

  • Organized & Detail-Oriented: Balancing multiple deals and deadlines requires a knack for staying on top of paperwork and follow-up tasks.

  • Tech-Savvy: Familiar with CRM systems, e-sign tools, and marketing platforms that streamline buyer outreach.
