About The Role: Disposition Director
Are you a detail-driven closer with a knack for building and managing lasting buyer relationships? We’re seeking a Disposition Director to oversee the final handshake in our real estate deals—whether we’re wholesaling, structuring creative finance options, or flipping investment properties. You’ll take charge of marketing our portfolio to vetted buyers, coordinating title work, and ensuring each transaction aligns with our Aim Up principles: fairness, transparency, and mutual gain. What You’ll Be Doing
Buyer Pipeline Management
Build, nurture, and segment our buyer list—investors, retail, and creative finance specialists.
Maintain ongoing communication, updating buyers on fresh deals, property details, and closing timelines.
Transaction Coordination & Marketing
Create compelling property listings for wholesale, sub-to, lease-option, and other creative finance scenarios.
Collaborate with title companies, inspectors, and legal teams to keep deals on track.
Deal Structuring & Negotiation
Finalize sale terms that satisfy buyer profitability and protect seller equity, whether it’s a traditional cash deal or a creative finance option.
Handle proof-of-funds vetting, earnest money deposits, and buyer financing contingencies.
Collaboration & Cross-Functional Alignment
Work closely with the Acquisition Director and Integrator/COO to align on deal flow, marketing timelines, and strategic priorities.
Provide feedback to acquisitions and leadership teams about buyer preferences, market shifts, and potential new exit strategies.
Problem-Solving & Conflict Resolution
Address buyer concerns, last-minute property issues, or closing hiccups quickly and professionally.
Keep communication lines open with all parties, ensuring a smooth transition to closing.
Performance Tracking & Reporting
Track metrics like days on market, closing percentages, and buyer satisfaction.
Offer actionable insights to improve processes, pricing strategies, and marketing efforts.
What Makes You a Fit
Disposition Expertise: 2+ years handling dispositions in a wholesaling or investment environment, including experience with creative finance deals (sub-to, lease options, etc.).
Buyer Network Savvy: Proven history of cultivating robust buyer lists, leveraging marketing channels, and securing profitable exits.
Negotiation & Communication Skills: You excel at articulating deal benefits, managing buyer objections, and forging win-win terms.
Strong Operational Mindset: Detail-oriented with a knack for juggling multiple deals, coordinating with title companies, and managing deadlines.
Creative Deal Structuring: Familiar with various real estate exit strategies and able to pivot based on buyer or market needs.
Team Player: Comfortable collaborating across departments—acquisitions, finance, operations—to close deals efficiently and keep everyone in the loop.
