About The Role: Acquisition Specialist

What You’ll Be Doing
Prospect & Generate Leads
Conduct cold-calling campaigns, respond to inbound leads, and leverage local networks to find off-market deals.
Use CRMs and call systems to track and manage contacts, ensuring no lead falls through the cracks.
Deal Analysis & Valuation
Perform preliminary research on property condition, location, and market comparables.
Calculate repair costs, ARV (After Repair Value), and potential cash flow to determine fair offers.
Seller Outreach & Relationship Building
Engage with homeowners to understand their needs, motivations, and timelines.
Present options transparently, whether wholesaling, creative finance, or alternative routes, emphasizing how we Aim Up instead of exploiting distress.
Negotiation & Contract Execution
Craft win-win offers that respect seller equity while setting up profitable margins for buyers.
Manage all paperwork, from initial contracts to final agreements, ensuring clear communication of terms.
Cross-Functional Collaboration
Work closely with the Acquisition Director, Disposition Director, and other team members to align on deal criteria, timelines, and exit strategies.
Provide regular status updates and feedback on market conditions, helping refine our approach.
Pipeline & KPI Management
Maintain accurate records of leads, appointments, and closed deals.
Track progress against monthly and quarterly goals, adjusting tactics as necessary to meet or exceed targets.

Sales & Negotiation Skills: Experience in cold calling, lead qualification, or real estate negotiations is highly valued.
