About The Role: Acquisition Director


We’re looking for a full-time or part-time Acquisition Director to lead our Acquisitions Specialists and cold-calling teams, driving new opportunities and building momentum in today’s market. You’ll receive proven tools and expert mentorship, a supportive environment, and an impressive 15% commission on deals you close. What You’ll Be Doing

  1. Lead & Develop Acquisition Teams

    • Guide Acquisitions Specialists, cold callers, and junior staff to maximize deal flow and performance.

    • Provide training, set clear objectives, and maintain accountability to hit monthly and quarterly targets.

  2. Deal Sourcing & Market Research

    • Identify real estate investment opportunities aligned with our criteria, using in-depth market analysis, local trends, and competitor insights.

    • Keep your finger on the pulse of changing market conditions and shift strategies as needed.

  3. Property & Financial Analysis

    • Evaluate potential deals by assessing location, condition, and revenue potential.

    • Conduct thorough cash flow analyses, cost estimates, and project returns to ensure profitability.

  4. Negotiation & Deal Structuring

    • Oversee all negotiations with property owners, brokers, and other stakeholders, working to structure deals that minimize risk and maximize upside.

    • Secure financing where necessary, adhering to loan terms and conditions.

  5. Due Diligence & Closing

    • Coordinate inspections, title searches, and environmental assessments.

    • Manage contract drafting, purchase agreements, and final documentation for seamless closings.

  6. Collaboration & Stakeholder Management

    • Work closely with internal teams (asset management, legal, operations) and external partners (brokers, attorneys) to facilitate a smooth acquisition process.

    • Provide regular updates to executive leadership, ensuring transparency and accountability.

  7. Post-Acquisition Integration

    • Transition acquired properties to the asset management team, clarifying next steps and ensuring a smooth handoff for long-term success.

What Makes You a Fit

  • Real Estate Expertise
    2+ years in acquisitions, property analysis, or related fields, with a proven track record of sourcing and closing profitable deals.

  • Leadership Skills
    Experience managing people (e.g., Acquisitions Specialists, cold callers) and motivating them to exceed targets and grow professionally.

    You thrive on structuring win-win solutions and can quickly resolve bottlenecks to keep deals moving forward.

    Proficient in financial modeling, market research, and cost analysis, with an eye for detail and accuracy.
